This exquisite Villa is located at ‘The Estates Formosa Gardens’ Kissimmee and is undoubtedly the finest and largest Villa available for rental in the Orlando – Central Florida area.   At over 9,200sq ft it occupies a breathtaking position, directly on the lakefront on Formosa Boulevard.   Enter this amazing home under 24ft column archways, walk on fine Italian tiles across an enormous galleried foyer and set the stage for all the beauty and elegance you will encounter in this truly magnificent home. Bedrooms
Four Master Suites have luxurious King Size Beds beautifully adorned in custom bedding with pillow top mattresses for ultimate comfort. All bedrooms are fully furnished with twin nightstands, chests and furnishing accessories and tastefully decorated with accent walls and many arts and artefacts.

The Grand Master Suite has a magnificent bathroom with walk in wall – shower and oversize Roman Tub, twin walk in closets and his and her bathroom. This room also has its own private sitting room, with spectacular lakefront views and private poolside access.

Three further en-suites are of a similar size and quality and also have their own sitting room and lounge area, together with private balconies to sunbathe or private poolside access.

The remaining en-suite has Twin beds for all ages, with one room specially themed for our younger guests, with Playstation 2 and games consoles.

There is no room smaller than 14ft x 13ft, all bedrooms are luxuriously appointed with window treatments, pillow top mattresses, custom bedding, ceiling fans, TV’s with either DVD’s or VCR’s

Living Rooms
The grand lounge is the centre piece of this home with its magnificent grand sweeping staircase, leading to minstral galleries and balconies, tray ceilings and crown mouldings, adorned with custom ironwork and art niches. A High Definition 60” Home Theatre with State of Art surround sound system, both throughout the Villa and the pool and deck area. This room has beautiful uninterrupted views over the pool and Star Lake beyond. A unique lounge bar and wine cellar adjoins this room. French doors lead out to the pool deck and Summer Bar.

A further huge lounge area has been created beneath the centre turret with custom ceilings and columns.

There are two delightful dining areas inside the Villa, with seating for 16 persons.
The lanai porch area adjoining the pool also has seating for 16 persons.

Gourmet Kitchens
Beautiful polished granite surfaces, nouveau black appliances including twin fridge/freezer, icemaker, eye level cooking range, microwave and fully equipped for all occasions.

Two breakfast bars and a large dining area adjoin the kitchen, again with pool and lakeside views and access.

Sports Facilities
There is an amazing 36 ft sports room, with full size pool/billiards table, football table and games area. A multi gym, tech-no bench fitness center, Cinema/Theatre. The sports room has its own wet bar, is fully climate controlled and has a delightful outside balcony.

Poolside Facilities
A breathtaking 55 foot ripple free pool awaits you, with gas fired heating, fountains and waterfalls. A separate jacuzzi and separate hot tub, independently heated for any season, relax and pamper yourself.
There are three sunbathing decks with an abundance of loungers and comfy sun chairs, two decks are screened to keep out those bugs and excessive sunrays and one South facing, without the screen for those serious sun worshippers. There is in total almost 90 feet of sunbathing deck on the ground level and another 60 feet on the second floor.
The pool area has its own bathroom and shower, a summer bar and BBQ. This is the ultimate alfresco dining experience. Enjoy those barmy, romantic evenings almost 12 months of the year, with an unrivalled view over the waterfront.

Other Facilities
The Utility room has three high capacity, high speed washers and dryers, there are hair dryers in all bedrooms and plentiful linen and towels. Crib, high chair, cool boxes, irons and ironing boards.
Huge upper balconies overlooking the lake and pool, relax and enjoy the spectacular views.

Safety and Security
Your safety and security is all important to us. Formosa Gardens is a walled and gated community.
The Villa has a full security alarm and interconnected fire alarm system, with smoke detectors and emergency lighting, linked directly to central station. All windows and doors have child alarms, these can only be deactivated by an adult. There are two wall safes for your valuables. Although the whole Disney area does not have a crime problem, the Formosa Gardens area is considered to be particularly safe and secure
