Three Master Suites have luxurious King Size Beds beautifully adorned in custom bedding with pillow top mattresses for ultimate comfort. The fourth suite has a Queen Size Bed and the Fifth and Sixth have twins. All bedrooms are fully furnished with twin nightstands, chests and furnishing accessories and tastefully decorated with accent walls and many arts and artifacts

The Grand Master Suite/Honeymoon Suite has a magnificent romantic four poster bed and a large twin bathroom This room also has its own private lounge and TV viewing area. Extremely private. The lower floor Master Bedroom has its own private poolside access. The remaining bedrooms are ideal for all ages, with two rooms specially themed for our younger guests, with playstation 2 and games consoles. There is no room smaller than 12ft x 10ft, all bedrooms are luxuriously appointed with window treatments, pillow-top mattresses, custom bedding, ceiling fans, TV’s with either DVD’s or VCR’s

The main lounge overlooks the pool area with beautiful uninterrupted views over Star Lake beyond. This room has luxuriously comfortable sofas, high soaring ceilings and galleries. A High Definition 60” Home Theatre with State of Art surround sound system, French doors lead out to the pool deck. Also new this year is a cinema room with theater style recliners.

A further private lounge area has been created at the front of the Villa with luxurious fittings, custom ceilings and curios. This is a wonderful area to chill out and relax in peace.

There are two delightful dining areas in this Villa, with seating for 10 persons at any one time inside. The lanai porch area adjoining the pool has seating for 16 or more persons

Beautiful mahogany units with upgraded Corian surfaces, nouveau black appliances including twin fridge/freezer, icemaker, full cooking range, microwave and fully equipped for all occasions. A breakfast bar and a large dining area adjoin the kitchen, again with pool and lakeside views and access

There is a dedicated games room, with full size pool/billiards table, football table and games area. Playstation 2 and board games are in the themed bedrooms

A breathtaking 45 foot ripple free pool awaits you, with gas fired heating, fountains and waterfalls. The average Villa pools are only 30 feet. This huge pool enables even the largest groups to still swim full lengths in comfort and space.

There are two south facing, sunbathing decks with an abundance of loungers and comfy sun chairs, the main deck is screened to keep out those bugs and excessive sunrays, the other is without the screen, for those serious sun worshippers.

There is in total almost 75 feet of sunbathing deck leading to beautiful tropically landscaped gardens. This Villa has 120 feet of private lake frontage. Both gas and charcoal BBQs. This is the ideal alfresco experience.

The Utility room has two high capacity, high speed washers and dryers, there are hair dryers in all bedrooms and plentiful linen and towels. Crib, high chair, cool boxes, irons and ironing boards

Your safety and security is all important to us. Formosa Gardens is a walled and gated community. The Villa has a full security alarm and interconnected fire alarm system, with smoke detectors and emergency lighting, linked directly to central station.

All windows and doors have child alarms, these can only be deactivated by an adult. There are two wall safes for your valuables. Although the whole Disney area does not have a crime problem, the Formosa Gardens area is considered to be particularly safe and secure.

The Villa is undergoing a complete upgrade to be completed in Feb 1012 with new extended pool area and 650sq ft new summer kitchen/games room, directly adjoining the pool deck. This work will be completed in February 2012. The Villa will be just over 6000sq ft and include a 16 seater movie room, 9 bedrooms(7 are en-suite).

The bedroom configuration will be as follows.
First Floor - 1/ King Master with ensuite bathroom, 2/ King Master with ensuite bathroom, 3/ King Master with ensuite bathroom, 4/ Queen Master with ensuite bathroom
Second floor - 5/ King Master with ensuite bathroom, 6/ King Master with ensuite bathroom, 7/ King Master with ensuite bathroom, 8/ Queen plus a twin, sleeps 3 or 4 children, 9/ 2 x Twins Bedrooms 8 & 9 share their own family bathroom.
